These include everything from typical suburban residential buildings in greenbelt areas to listed buildings in Conservation areas. This ranges from standard residential properties within greenbelt locales to heritage-listed structures in Conservation areas. our portfolio also extends to the design of new build developments, from unique single constructions to extensive urban development projects.
our methodology.
Stage 1 / Strategic Definition
we will undertake an on-site meeting with you and carry out a full measured survey of the existing building. we will produce drawings of the floorplans and elevations and source Ordinance Survey Maps. We will perform an analysis of the surrounding site to investigate how our designs can be used most effectively.

Stage 2 / Preparation and Brief
our aim will be to get to know you and explore your brief. We will gather your project requirements for our design team to develop an outline of what we need to produce and execute your aims. We will invite you to review our initial ideas and mood board.
Stage 3 / Concept Design
Our design team will prepare and coordinate information in support of an application for building regulation approval, including preparing drawings to a standard deemed to satisfy the requirements of the building regulations and to allow a competent builder to build from. We will fill in all applications and make all necessary submissions to the relevant authorities. We will update working drawings to coordinate with services e.g. structural engineers, electricians, etc. We will also confirm A date for construction submission once the planning officer has provided an outline estimated time of decision notice for changes in question.
Stage 4 / Spatial Coordination
Our design team will work collaboratively to come up with different design options for you to review, including the creation of spatial adjacency drawings, plans and elevations, draft 3D modelling options and concept visualisations. We also offer virtual reality experiences of design options with our VR headset. We will host a design team meeting to confirm a preferred option and discuss next steps for the planning process.
Stage 5 / Technical Design
Stage 6 / Construction
We will tailor our level of input during this stage to your project requirements. We will produce construction drawings and attend regular site visits to check that work is proceeding smoothly. We will make regular visits to site to check whether the build is being carried out according to the issued drawings and specifications to address any arising issues.
Stage 7 / Handover
we will develop your preferred design option into a planning submission package, coordinating with a structural engineer. Further coordination with a cost consultant will be carried out. Our team will be with you at every stage of the planning process and will communicate with a planning officer to provide you with regular updates. We will make a formal planning application submission on your behalf.
Stage 7 refers to the sequence of events and contractual requirements which allow the building contract to be concluded. We will include an allowance of time for checking the finished building for defects (snagging) and discharging any remaining planning conditions.
